Upon a client’s suggestion around 2000, we decided to try out a new listing model where we would simply act as the listing agent for our client. The client would handle all of the showings himself/herself and we would assist in the background with the negotiations and facilitation of the transaction.
The results spoke for themselves as deals were completed and, at the end of the day, the client saved himself/herself a portion of the commissions while the selling Realtor received their part of the commission just as they would with any other brokerage. We found this to be a win-win situation as everybody finished the transaction satisfied.
As a full service Calgary real estate team, we work with buyers, sellers and investors in real estate transactions spanning all of the price ranges and property types.
Our residential single-family services connect buyers with sellers every day, and we do it with professionalism and a total dedication to our clients. This property type is the majority of our market transactions, but by far not the only one in which we have expertise.
While condominiums are residential, they’re a very different market focus, and we have experts in evaluating condos and helping buyers and sellers to cope with the special financing and homeowner concerns for this property type.

What’s the difference between your services and a full commission agent?
There is very little difference, as the only thing you’re required to do is to keep track of the showings for your listing.
Do Realtors like working with you?
For other Realtors, working with us isn’t any different from their usual process, as we still do full representation for you and at the end of the day they still get their commission if a successful deal is closed.
Are you aggressive?
We do our best to get the best price possible for you.
Are there any extra fees available with your services?
We charge $150 for renting the lockbox and another $150 for renting a" For Sale" sign which are non-refundable and paid up front.
What’s the only thing I have to worry about?
Making sure you keep your phone on you at all times to answer any messages and accommodating the showing Realtors as much as possible.
Do you take pictures for me?
Yes, at no extra cost.
Do you provide comparables for the market?
Yes, we keep you up-to-date with what’s going on in the market in regard to your listing.
Do you take Visa/MasterCard?
Yes, we accept Visa, Debit and MasterCard.
How many listings do you sell?
About 90% of our listings are sold through the MLS® of the Calgary Real Estate Board.
What about the other 10%?
Two main factors that help determine how well a house sells, assuming all other details are somewhat similar, are pricing and the market.
Can I change my listing information?
Yes, you can change any information regarding your listing, as long as it’s ethical and legal.
Can I alter the commission?
Standard commission that most Realtors use is 3.5% for the first $100,000 and 1.5% for the balance of sale price.
Can I cancel my listing?
You may cancel your listing at any time.
Do you do open houses?
Our company doesn’t do open houses.
Does my listing go up on the realtor.ca site?
Yes. However, do note that because it’s a separate entity from the Real Estate Board, any changes made on the MLS® System take time to be reflected on the realtor.ca site, while Realtors will see any immediate changes.
